The former Rite Aid property in Ocean Beach has been sold for a cool $12.6 Millions. The 1.66 acre site at 4840 Niagara Avenue has been a tempting plum to pluck for months since Rite Aid closed and now it has happened. The retail building — which used to be a Mayfair market before Rite Aid — is 20,155-square-feet.

One of the largest  commercial real estate and investment firms in the country — if not the world — CBRE — facilitated the sale, with agents from CBRE (Chase Bank Real Estate) representing both the seller and the buyer in the transaction.

At this moment, we don’t know who the buyer is, but we do have a call into the CBRE media agent listed in the recent announcement dated Jan. 28, 2026.

A senior vice-president of CBRE, Reg Kobzi, was quoted in the announcement:

“This transaction underscores the enduring appeal and scarcity of well-located, parking-rich retail assets in San Diego’s coastal communities. Big-box retail opportunities like this former Rite Aid with on-site parking in Ocean Beach are extremely rare, reflecting strong investor confidence in the area’s fundamentals and tenant demand.”

Dozens of demonstrators gathered in front of the Rady Shell, Monday, Feb. 2, protesting the high electrical rates of San Diego Gas and Electric. It was held outside of DTECH, an annual meeting that bills itself as the largest gathering of utility professionals in the country.

One of the speakers at the meeting’s keynote session at the Rady Shell was none other than SDG&E President Scott Crider.

The protesters, from a number of environmental and community groups, pressed the utility of its high rates, a sore spot among San Diegans who have made their complaints louder lately. A big reason — SDG&E’s plan to increase rates again, which could make San Diego one of, if not the most, expensive cities when it comes to utility rates.

The U-T reported:

According to the California Legislative Analyst’s Office, average rates for SDG&E, Pacific Gas & Electric and Southern California Edison increased between 48% and 67% from 2019 through 2023. A blog post in 2023 by the Haas Energy Institute at UC Berkeley reported SDG&E had the highest electricity rate in California. …

Amid all the crap that we as Americans are having to deal with coming out of the Trump administration, there is good news.

Local communities across the country along with some state and local officials are resisting attempts by President Donald Trump to house thousands of detained immigrants in their areas in converted warehouses, privately run facilities and county jails. These are immigrant prisons.

In red states, red counties and red towns and  cities, people are pushing back so hard that ICE officials are having troubles finding locations for their detention centers. In Texas, in Oklahoma, in Utah, in New Mexico, in Virginia, proposed ICE facilities are running into brick walls by grassroots resistance.

Why is this happening? MSNOW reports:

Federal officials have been scouting cities and counties across the U.S. for places to hold immigrants as they roll out a massive $45 billion expansion of detention facilities financed by Trump’s recent tax-cutting law.

The fatal shootings of Renee Good and Alex Pretti during immigration enforcement actions in Minnesota have amplified an already intense spotlight on U.S. Immigration and Customs Enforcement, increasing scrutiny of its plans for new detention sites.

For instance, officials in Social Circle, Georgia, El Paso, Texas, and Roxbury Township, New Jersey, all have raised concerns about their locales being used and they all cite a lack of water and sewer capacity to transform warehouses into detention sites.

Last week, the City of San Diego announced that 14 roadways and intersections throughout San Diego have been labeled as “high-crash locations” and “will potentially receive safety enhancements.”

Locally, Midway Drive between Kemper Street and Duke Street: Near Sports Arena Blvd has been chosen as one of the dangerous places.

In a statement, the City declared:

The 14 areas were identified after the City of San Diego’s Traffic Engineering team reviewed 2024 collision data and evaluated intersections with five or more injuries or fatal crashes. The data also looks at patterns, street segments with the most injury crashes and intersections with the most pedestrian-involved collisions. …

There were at least three consecutive days of protests in San Diego County against ICE and in solidarity with Minneapolis over this past weekend.

On Friday, Jan. 30, nearly 1,000 people gathered at a large rally at Teralta Park in City Heights, followed by a march. Initially protesters met at the park between Orange and Polk avenues around 2 p.m. on Friday, calling for an end to the Trump administration’s federal immigration crackdown across the country.

The day before on Thursday, people of faith rallied at the Federal Building in downtown San Diego.

The nationwide rallies, called a “National Shutdown” by organizers, called for people to not go to school, work or businesses to demand Immigration and Customs Enforcement agents out of communities. It came after federal actions in Minnesota that led to the deaths of Alex Pretti and Renee Good, both 37 years old.

It’s amazing. Saturday morning, January 24 — the morning that ICE / border patrol agents shot and murdered Alex Pretti — was 3 days ago – and today we still don’t know who shot him. We still don’t know which agent or agents fired the 10 bullets into his body at point-blank range.

Is it because there were so many agents surrounding Alex and pummeling him that investigators can’t figure out the individual identities?

No, authorities know who it is – they’re just not saying. ICE agents operate with impunity, under masks and with loaded machine guns.

Okay, so Greg Bovino is leaving with a few other agents and ol’ Tom Horman is coming in to quiet everybody down. You know Horman, he’s the gruff-speaking, bulldog looking guy from central casting — he reminds me of actor Broderick Crawford of the TV show Highway Patrol — who allegedly accepted a bag of $50,000 cash from FBI agents during a crime investigation — and got to keep it and who of course was not charged.

Meanwhile, Senate Democrats are getting ready to shut the government down unless funding for ICE is removed from the spending packages.

Well what do we know? What have authorities said about the trigger happy agent? (What happened to the idea that multiple agents actually fired into Pretti?)

There’ a new rule in America: ICE agents are now allowed to execute American citizens with impunity — and the federal government will lie about it and cover it all up.

That’s what happened this weekend in Minneapolis when unidentified agents shot and murdered Alex Pretti, a 37-year old ICU nurse, as he was trying to come to the aid of a woman being pushed by ICE men.

All the videos that have been viewed by Americans since the shooting clearly show he was holding a camera or phone filming agents, when he was pushed violently, then tackled by a half dozen ICE agents. During the scuffle, an agent can be seen removing a gun from Pretti, which he was not brandishing and who had a legal right to own and carry at the time.

The City of San Diego has just released a Notice of Future Decision regarding an application for a Process 2 Coastal Development Permit for a 3-story, 10-unit project for 4862 and 4864 Santa Monica Ave. in Ocean Beach. The Notice was dated January 22, 2026.

It’s an application to:

• to demolish an existing two-story, 2,934 square-foot duplex consisting of two residential units at the rear the property, and
• construct a three-story, 6,545 square-foot multifamily building consisting of ten (10) units.

There are more and more calls to invoke the Constitution’s 25th Amendment as Donald Trump’s poor mental state becomes more and more obvious. These calls have accelerated since Trump’s deranged statements and efforts to seize Greenland. The 25th Amendment allows for the removal of a president if certain substantive criteria are met.

As Josh Fiallo at the  Daily Beast on Jan. 20 reported

Trump, 79, posted 33 times in 45 minutes on Tuesday [Jan.20], claiming he “has done more for NATO” than anyone and sharing conspiracies about Dominion voting machines, non-existent voter fraud, and a clip of his 2017 Inaugural address, among other things.

The flood of posts, which come as he threatens to shatter relations with longstanding European allies by demanding that the United States seize Greenland from Denmark, immediately renewed calls for his removal from power.

Former Republican Rep. Adam Kinzinger asked on BlueSky, “Are we watching a real-time mental health crisis with Trump?” shortly after Trump’s mad barrage ended. “Seriously.” …

On Monday, January 12th, the Ocean Beach Woman’s Club (OBWC) held their annual awards ceremony spearheaded by their Philanthropy and Social Justice Committee (PSJ). During this ceremony, PSJ chairwoman Paula Boyd bestowed multiple charities with checks of money that the club fundraised during the 2025 year. This year’s beneficiaries were:

• Just in Time for Foster Youth,
• Peninsula Community Senior Center,
• Community Connections Program,
• San Diego Humane Society, and
• a high school scholarship program.

Ms. Boyd praised the organizations, saying, “The organizations that we honor tonight are the ones who stop and help. Their dedicated staff and volunteers bring compassion and expertise to their work. They provide housing, counseling, and medical care for people in need, as well as their animal companions.”

Over 80 people were in attendance at the ceremony, enjoying wine, charcuterie, and honoring the work of the OBWC over the past year. This ceremony also served as the first general meeting of the year.

The woman shot dead by a federal immigration agent in Minneapolis has been identified as Renee Nicole Good, a 37-year-old mother of three who had just moved to the city.

Hundreds of people were forced to flee a homeless shelter near downtown San Diego as floodwaters rushed through the front door just recently, leaving many with few belongings.

Officials evacuated Alpha Project’s Bridge Shelter, a massive gray tent near 16th Street and Newton Avenue on the edge of Barrio Logan, early New Year’s Day. About 325 men and women are now sleeping in the Municipal Gym in Balboa Park.

More than 2 inches of rain fell on San Diego County on New Year’s, breaking local records and causing multiple water rescues. The shelter was one of the first casualties.

Now Alpha Project is calling on San Diegans to donate items — and they’re asking people to deliver them to the Recital Hall in Balboa Park.
