Next Round of Properties Up for Sale in OB and Point Loma

By Michael Hernandez

The midterm elections have come and gone, leaving in their wake a renewed sense of change and hope for the future. While it may be a while before we feel the complete effect of Tuesday’s victories, in the meantime we can examine some changes that could take place real soon at the local level, with the next round of properties going up for sale in Ocean Beach and Point Loma:

4222-4224 Voltaire Street

The first property we will be looking at is the 4222-24 Voltaire Street Through-Lot. According to an offering memorandum for the property, this 5,135 square foot commercial through-lot runs from Voltaire Street to Whittier Street, and is also known as 4217 Whittier Street. The lot features a storefront with residential improvements in the back. The storefront along Voltaire is currently home to Bubba’s Barber Shop, a popular neighborhood barbershop established in 2018.

The same offering memorandum says “the use and occupancy of the rear residential improvements are to be confirmed, including whether they are a separate, permitted unit”. The current asking price for the through-lot on its own sits at $2.6 million. However, the building is also available as one of three parcels in the Voltaire+Catalina Assemblage, which combined amount to a price of almost $10 million.

2175-2177 Bacon Street

The next property up for sale is 2175-2177 Bacon Street. First built in 1932, the 4,800-square-foot lot is currently being marketed as a “fully renovated 7-unit apartment community” just blocks from the beach. It is comprised of four two-bedroom units, two one-bedroom units, and a detached one-bedroom casita. Improvements made during the 2026 remodel include  “upgraded kitchens and bathrooms, stainless steel appliances, contemporary flooring, in-unit laundry, central air conditioning, dual-pane windows, and modern finishes throughout.”  The property is currently listed for sale at a little over half a million dollars per unit, for a total of $3.6 million.

2240 Shelter Island Drive

The following property up for sale sits right along the water at 2240 Shelter Island Drive, the Shelter Cove Marina. In their offering overview for the property, marina brokerage and advisory firm Simply Marinas states, “Shelter Cove is an iconic fixture on North San Diego Bay’s America’s Cup Harbor. This is a once-in-a-lifetime opportunity to acquire a marina in one of the most desirable boating markets in the United States.” The property features 6,100 linear feet of dockage and a 12,000 square foot commercial building (6,000 square feet of which is leasable). With a water area of 7.32 acres and a land area of more than 16,000 square feet, the price tag on the marina is a whopping $27 million.

2725-2727 Shelter Island Drive

Last but not least on our latest list of properties is 2725-2727 Shelter Island Drive. Also known as the Brigantine Building, the property on Shelter Island Drive is a two-story multi-tenant commercial building located along the primary entrance to San Diego Harbor. Built in 1971, the property totals approximately 11,000 rentable square feet. The first floor is made up of multiple commercial and retail suites ranging in size from about 550 square feet to a little over 2,100 square feet. The second floor houses Brigantine’s first-ever restaurant. A marketing brochure for the building says the restaurant is “a long-standing Point Loma dining anchor known for its seafood-focused menu, lively atmosphere, and sweeping marina views extending toward the Pacific Ocean.” The asking price for the Brigantine building is just shy of $7 million.

Recently Sold Property

4862 Voltaire Street – Jim Bell’s Former Compound

Closing us out today is an update on a property that recently went off market after being sold. The property at 4862 Voltaire Street was once known as the Jim Bell Compound. The Rag last reported that the building had gone up for sale back in 2024 at an asking price of $2.3 million. The five-bedroom, three-bathroom house was known for its size and reputation of being a “hippie pad”. The late Jim Bell, a long-time OB resident, environmental designer, and ecologist, lived in the 2,500-square-foot house until his passing in 2019. After multiple price adjustments, the property was reportedly sold for $1.19 million on October 2nd of this year.
