OB Planning Board to Review Proposed 20-Unit, 3-Story Complex on Point Loma Ave. — Tuesday, May 7

The OB Planning Board meets this Tuesday May 7th at 6pm at the OB Rec Center.

There is one project on agenda: 4705 Point Loma Ave.

The Board’s sub-committee, the Project Review Committee reviewed the project on April 17, 2024.  Their action was as follows:

“Motion to approve the project with a condition of approval requiring a 30-day minimum rental agreement for all building occupants. (Passes 3-2-0)”

What’s being proposed at the corner at 4705 Point Loma Avenue is a 3-story, 20 unit complex — but only 3 of its units will be “affordable” and it will only provide 9 parking spaces.

The density that is being proposed in way out of whack with OB’s normal density limits. But the developer can bypass local community plans as long as it’s complying with Mayor Gloria’s so-called Complete Communities.

This looks like a mini-hotel. Who are these for? Are there any deed/HOA restrictions outlawing STR usage of these units?

Market Rate (at time of completion) 1BR/1Br – 10 units.
Less Affordable the sole 1BR/1Br – Unit #306
9 Market Rate 1BR/1Br units that I am imaging for the scarce 9 parking spots most likely. (if they are actually inhabited by city residents)

One can reasonably assume a minimum of 70% will be rented by couples that will undoubtedly have two cars at the income level required to rent them.

7 Market rate studios will undoubtedly leased to some people with cars.

All and all this will put as many as perhaps 24-30+ cars on the street night and day.

24-30 cars circling the block aimlessly looking for non existent parking spots. 24-30 more cars to idle on the streets by the dozens, hoping desperately you will say yes if asked if you re leaving? Like students at SDSU and Mesa College in the 80’s and 90’s.

Idling combustion engine exhaust fumes, ironically, are the largest source of the man-made accelerate driving climate change. It doesn’t shake out all much better sucking up battery life that the power grid is going to have to recharge.

Can’t you just smell the exhaust everybody? Smell that exhaust surrounding this and all of the other dozens of asinine projects already completed and coming. “You smell that? Smells like, victory.”corporate victory.

Also what about tempers flaring and potential altercations and conflict? Lift and Uber double parking, and most of the time blocking both lanes, surfers and beach goers? And also can we address the confluence of all these factors as it pertains to an emergency like a fire? Or a catastrophe like, I don’t know, let’s say torrential rains maybe?

We demand legislation based on reality.

Older city centers like Manhattan is 22.8 square miles, (rebuilt) San Francisco 46.9 sq mi Boston 48.1 sq mi, and Philadelphia 134 sq miles. All built predominantly preceding the advent and proliferation of the automobile.

San Diego is 326 square miles. Los Angeles is 469 Square miles. The first and second largest cities and counties were developed predominantly following the advent and proliferation of the automobile.

Common sense tells us that people are not getting out of their cars. And they are not going to be able in most cases. This preposterous legislated corporate real estate giveaway that has maximized rental footage with no regard to real environmental and inter-related negative effects on the communities suffering once constructed. This has never been about taking genuine climate action and will do little to dent affordable housing at all.

If the City were really serious they will make all of the units affordable.

If the City were really serious they would coordinate at risk San Diego seniors on fixed incomes after serving the already displaced seniors with the staggering number of all of these vacant units with no parking, citywide.
