Saratoga Addition on Project Review Agenda – Wed., March 15th

The Project Review Committee, a sub-committee of the Ocean Beach Planning Board, has one project before it at its upcoming meeting on Wednesday, March 15th.

It’s a permit application to build a 918 square foot residence over a garage at 4925 Saratoga Avenue.

The 3500 square foot lot has an 800 square foot residence on it already, which was just recently rehabbed. The garage is 730 square feet allowing a 2 tandem 2 car garage.  The proposed gross flood area, according to the agenda, is 1,648 square feet. The proposed floor-area-ratio is 0.70.

The Project Review panel will meet at 6pm at the OB Recreation Center, 4726 Santa Monica Ave.

We live in the adjacent building directly to the west. Why is there no mention that this is being used as a STVR?? And we live in the rear unit, so this would directly affect our daily lives as we work from home and our work room faces this. Every week we have someone new staying there making all sorts of noise because they’re on vacation. They took out an enormous tree that shaded our kitchen and now our shades are closed all the time. STVR are illegal and I’ll be at this meeting tomorrow night to voice my concern. The owner is also very rude. NIMBY!!

There is no garage there now at all!!! They took it out when the rehabbed the property! So what the hell are they talking about??

I will be vociferous about this B.S. tomorrow night!

OB Mercy – that could have been a mis-read of the agenda by me. Like you said, there is definitely no garage there now, so the permit must be to build the garage too.

How many parking spots are required for 20 residents ? The existing bldg is advertised for 10 people, so I assume that number would double.

Yep Lyle…just what I was thinking. If it’s built then we will have anywhere from 10-20 people partying 10 feet from our bedroom window. NOT ACCEPTABLE!

Just curious, did the owner ever live in this property or was it bought to market as STVR? fYI Mar 25, 2015 Sold (Public Records) Public Records $595,000

I live and own a home down the street. The owner never lived there, it was being remodel for months maybe a year. If he did it was for a very short time!? I cannot be at this meeting but wish to register my objection to this proposal as well as the STVR use currently happening there!

I don’t know Debbie. When I moved in 2 and a half years ago, that family was living in there, then they were evicted to make way for the STVR.

The aerial photo from google maps above is dated. The large tree in the backyard was chopped down. And whatever building in the backyard that once existed, is also gone.

Yes, tree was removed and took away any shade we had for our kitchen. We now have to keep our shades closed all the time. It sucks.

And yes, they DID take down the garage that was in the back, so he must be petitioning to get the garage AND the new unit built on top of it. 10 feet from our bedroom window!!!

So now, there can be anywhere from 10-20 people partying in the backyard that would become even smaller if the new units are allowed to be built!

So if you do alil detective work on the VRBO listing, the owner also has a place in North PB on Yost Place. Apparently the owner’s name is Todd Schak.

OB Mercy, we are getting together a task force on this issue and are looking for data on STVRs which displace OB residents. Can you elaborate at all on “that family” and what in particular you know?

I’m friends with them on Facebook. They lived out of their van for quite a time after, but they wanted to. Personally, I think they couldn’t afford to move with 3 young children, they now have 4. I’m not going to out them unless I would ask first.

I hope someone at the meeting tonight brings up the lying owners who committed fraud regarding the project at Voltaire and Abbott who stated they would be living there, but turned it into an AirBnB

No shit? Are you talking about Three on Abbott? That guy really shined on the community about his intentions. I’ve been to meetings where applicants dodge those questions from the board, then I’ve talked to them right after the meeting in person and they tell me it’s gonna be a STVR.

That’s the one. I couldn’t remember the name of the project. But I recall reading they sat there in the meetings stating they planned to live there themselves and they were going to rent out the other properties to residents. Everyone fawned over them, that the project looked great with it’s modular design, off-street parking. They basically lied thru their teeth and should be sued for fraud, in my opinion.

Perfect timing that Forbes just released a list of the cities that are worst for renters. San Diego came in second behind Miami.

Yep, got the memo just before I left for the mtg. It was great timing.

One of the board members is a lawyer and when he saw it, he made the recommendation to put the project before the full board in May. He said they’re already running an illegal biz and assume the proposed addition will be the same.

The owner of the project had sent his brother and his architect with the proposed building plans. They never mentioned the front house was currently being used as a STVR. But one of the board members knew, I think from reading my post in the Rag here and then of course, I had proof when I brought their listing of the property from VRBO (Vacation rental by owner web site). BUSTED!!

We will REALLY need locals to show up that first Wed in May to show support!

I ould like to come to your next board meeting and talk about a plan that we have put together that puts a lot of controls on STRs. It would incorporate a requirement for a permit and there were be fines that would allow us to hire a code compliance officer for MB that would end up revenue neutral.
