A six-unit apartment on Long Branch – less than a half block from the beach – has been sold for $1.2 million. Built in 1963, the two-story complex at 5163 Long Branch Avenue has 3 studio apartments, one 1-bedroom unit and two 2-bedroom apartments.
The current building is on a 4,000 square foot lot and includes 3,439 square feet of rentable space (assessor’s parcel 448-033-29). The building is vacant as the new owner plans on doing a substantial rehab job.
Buyer: 5163 Long Branch LLC, with an address of P.O. Box 1439, La Jolla 92037, with Ryan Hill as the managing member. The purchase was financed with a loan of $1 million from Andre Jimenez, of Windvest Trust, 3131 Camino del Rio North, Suite 310, San Diego 92108.
Seller: Barbara Tucker, successor trustee of the Amanda Tucker Revocable Living Trust.
This property is in the historic district known as “the War Zone” of northwest OB – which has been changing drastically over the last couple of decades and shaking off its old mantle. That particular block of Long Branch alone has its own history – being the epi-center of the infamous Labor Day 1968 “riot”.
But not to worry – those days have long passed. The rowdiest day of this block now is probably Halloween.

They have already done a substantial amount of demolition to this building.
I was by there this morning and that large window is out and the interior of the 2nd floor is completely scraped.
I wonder if they pulled a permit!

I talked to the planning board and they checked with the city. Apparently it’s already under investigation by code enforcement.
