12 ADUs Coming In Under the Radar in Point Loma

There’s a 12 unit, three story ADU being built in on Canon Street in Point Loma and it’s coming in under the radar as they are accessing from the back side (Avenida de Portugal) and putting materials in the chain link area next to the bank.

The units have no setbacks and no on-site parking. It’s a familiar story across San Diego these days: high density taking over the backyard of a single-family residence.

One of the workers at the site told our local resident who reported on this that the same builder is building another 12 units just like this “close by.” It is in the City Planning Department for approval now.

The address is 3026 Canon and 3030 Canon (they are connected).

  1. Planning Commission agenda for May 1, 2025 has been posted. See item #1 for the ADU amendments.

    The RS-1-7 zone isn’t included in the Report to the Planning Commission.

    Email Council member Campbell to request the City to limit all dwellings units in the RS-1-7 zone to a maximum of 3 units.

  2. That structure is disgusting and I feel awful for people in that block who are affected for someone else’s greed.

  3. That was a small backyard & garage …12 units? They must be studios or very small one bedrooms… good luck there’s no parking there anyway…..

  4. These are awful. They did this in Talmadge. 13 cars for 6 units. Plus several homes have short term rentals. There is zero street parking now. People working on their vehicles at all hours, zero respect for the neighbors, and the owner does not take any responsibility.

  5. It’s exciting that they’re building more housing! We’re in a housing crisis!! Not to mention there’s tons of cool stuff to do right in walking distance and it’s close enough to bike to liberty station which is awesome because I think driving through liberty station is probably the worst part of going there. There’s an elementary school in walking distance too, super cool!

    1. Kare, if you enjoy this debacle, then you must be a fan of cramming as many people you can, into as small of a space as you can, with absolutely no parking, and without owing any equity in anything.

      I prefer a better quality of life than that.

  6. This is not an ADU. It’s an apartment building. I thought when councilwoman Campbell saw the 17 “ADU’s in the Clairmont backyard, she said something like “ this isn’t exactly what we imagined when we passed the ADU proposal” Then why are they not re-defining what an ADU actually is? Agree there has to be a limit on how many are squeezed onto these single family lots.

  7. So is Home Bank getting paid for the developers to have access for material delivery? If so, it just another greed story!

  8. Some people are as greedy as they are allowed to be. Our Mayor & our City Council is responsible for this. If we don’t stop this, there will be no beauty left. Traffic & no parking, everywhere. I guess this is how Gloria envisions our city. Ugly!

  9. This is embarrassing. It was permitted under the law they were voting on, and diagrams were presented showing what could be built. How can they play dumb like this?

    These builds are of no surprise to anyone who actually read the code language.

  10. Sure they can walk to the pizza joint, but if they work there it won’t pay the rent on these. So they will still own cars to commute every day, some with 2 per unit.

  11. Based on what I read on the development services site, the ’12 nearby’ are the existing building in front, which has a permit to demolish it and build 12 units there. Both projects are classified under the ‘Complete Communities.’
    (Sorry about all caps, I copied and pasted and am not going to the effort of retyping it myself):
    Front Project:
    THIS PROJECT IS PART OF A LARGER DEVELOPMENT ON THE SAME LOT. THE REAR PORTION OF THE LOT IS ALREADY PERMITTED UNDER PRJ-1116168, WHICH INCLUDES THE CONSTRUCTION OF A 3-STORY, 12-UNIT RESIDENTIAL APARTMENT BUILDING WITH ONE-BEDROOM UNITS (5,177 SF). THIS PERMIT APPLICATION ADDRESSES THE FRONT PORTION OF THE LOT FOR THE CONSTRUCTION OF A SEPARATE BUILDING. DEMOLITION EXISTING BUIDLING TO BE DEMOLISHED UNDER SEPARATE PERMIT: * COMMERCIAL SPACE: 1,419 SF.* RESIDENTIAL SPACE: 1,245 SF.* TOTAL: 2,664 SF.

    The rear project states:
    Build a new three-story building, classified as R-2 under NFPA 13, consisting of 12 rental apartments. 5,177 square feet of residential space and 802.3 square feet for non-residential use, making a total of 5,979.3 square feet. Four (4) units on the first floor will be accessible units. The development will maintain 2,166 square feet of commercial space and 1,899 square feet of an existing single dwelling unit above existing commercial space. Demolish a 368.5 square foot garage and a 184.19 square foot deck attached to the single-family residence.
    Interesting that the rear projects says the existing front building will remain.

  13. Projects with no parking spaces should have requirement that tenants don’t have cars.
