The Ocean Beach Planning Board will review the application of the owner for a remodel and expansion of two existing houses on the 4700 block of Cape May Avenue. This review will take place at the monthly meeting this Wednesday, September 4th.  The Board meets at 6pm sharp in the OB Rec Center, located at 4726 Santa Monica Avenue.

The projects on Cape May are the only actual items on the Board’s “Action Item” agenda.

The project called Mucha Haus is located at 4744 – 4746 Cape May. The applicant is seeking a Neighborhood Development Permit “to maintain previously conforming density and remodel & expand two existing, one – story single family residences.”

One residence will be 769 square feet and 2 stories, the other will be 1,856 square feet and 3 stories – both on a 0.08-acre lot.  This project is within District 3 of the Planning Board Area. The location is subject to the restrictions from a RM 1 Zone, Coastal (non-appealable area 2), the Coastal Height Limit, and Parking Impact,and Airport Influences requirements.

The applicant wishes to build a 3-story unit in the back – and by the looks of things, wood is stacked in the back yard – ready for the Planning Board’s approval or not.  A 3 story house in this neighborhood is somewhat out of character – as there are no other residences at that  height in the immediate area.

So what if its 3 stories as long its at or below the max height line. So what if its out of character. What, does everybody in the neighborhood half to apply for a 3 story home AT THE SAME TIME to be in character. What matters is, if its good architecture. That’s what matters most!

Greg – Don’t know if you realize this or not, but all construction in OB has to comply with the OB Precise Plan, which has certain requirements; so any building is subject to more than just the 30 foot height limit.

It’s so sad that so many people around here want to destroy quaint little cottages that were built by true craftsmen and slap up some hideous “improvement.”
