Protest in Clairemont Against 12 ADUs Planned for One Single-Family Lot

More than 50 people turned out on Saturday, June 22 to protest a 12 unit “Bonus ADU” being built on one single family unit property in Clairemont. The project at 4578 Jicarillo Ave off Moraga Ave in Clairemont/Bay Ho will have no parking, has had no community input, is being built on a very severe fire zone canyon, and none of the units will be low income. Let’s say that again, none of them will be available for low-income residents.

Organizers with Neighbors for a Better San Diego who helped organize the event object to the city’s transparently false rationale that no parking is needed because new residents will walk up to one mile to a transit stop.

Based on other similar projects, the “affordable” one bedrooms will probably rent for $2700+ and the market rate units for $2900+, with no parking and no yard, according to a protest organizer.

The company building the 12 units is SDRE Homebuyers, who advertise they know “how to decisively bring in a top-dollar offer for our real estate opportunities.” And if the market has cooled off, they’ll “simply hold these properties as income-generating powerhouses which more than adequately cover the monthly mortgage and/or holding costs.”

When a report of the protest was posted on X, the YIMBYs had a field day with it. Many commenters said there should be many more apartments or ADUs being built on the lot — with one saying there should be hundreds of units there. Other comments from YIMBYs called protesters derogatory names and hinted that these protesters were simply old, white racists attempting to bring back racial segregation to their neighborhood.

Perhaps these knee-jerk YIMBYs haven’t looked at the racial make-up of Clairemont lately. 58% are white, 23% are Latino (“hispanic”) 9% are Asian-Americans and 3% are African-American. The largest age group of Clairemont residents is the 25 to 34 year old group at 19% — nearly a fifth. Those 65 or older make up 17%.

  1. And what was the racial makeup of the protesters? I would be surprised if it was a good representation of the neighborhood.

  2. Were the citizens ever given a say in all these multi-unit buildings on R-1 lots? I think not. Granny-flats were ok’d in the past, so that family members could have a private place to retire and live on limited income. Todd Gloria thinks he is “helping” the homeless problem. UT said 7/12 that “more homes OK’d in 2023 than any year in decades. Todd Gloria thinks this will get him reelected!

  3. l I’ve been in CLMT since I was a kid. Moved out at 3 and back in a Foster home at 17. Now I have to move cause Clyde Hammonds 12-unit apartments on Jemez dr sold after he passed. Whomever wants us all out to fix and raise the rent of the apartments. I can’t afford my best friend, Clairemont is my home. At 64 not only do I have to leave Clairemont, but San Diego & California as well. With no family and no help, and rent taking more that my SS & Union benefits together. The ple in these ADUs or living in their cars are not all bums and jobless. We have incomes but the rent is so damn high, we can’t afford to live in CLMT anymore. To afford a 2,000 studio, the landlord wants you to make 6,000-6,667 a month. I don’t know any elderly that makes that. Or 80,000 a year, crazy. No wonder ple live on streets or in their cars. Rent in 1/3 of your monthly income. So now to rent a 2,000 apartment you have to make 6,000 a month income, for a STUDIO! that’s beyond crazy. Now I have to move to Oklahoma to afford an apartment…Thanks San Diego for kicking me out of my home of 50+ yrs. And what happens years from now? Kick out more tenant’s cause of a rent raise, and they can’t make it anymore? More ple on the streets, in cars, tents? San Diego is looking forward to a huge mess with apartment buildings and ADUs everywhere. A strain on CA, who will the people blame for it? I’m sorry to say, but yes, it is a good time to get out while I can.
