San Diego County reached it’s California State apartment unit construction mandates through 2050 in March of last year. With 4000 more apartment units coming online in the next few months, San Diego Conty has a 27 year apartment surplus. More people have been displaced during the time since hyper-gentrification policies enabled politico-corporate monopolization than any other time in history.
Everyone, this is all hands on deck on the comment section of that YouTube video. the TikTok Fortnite generation “YIMBYS” (also known as developer lovers) are taking over the comment section. We need to win the war against developers on all fronts, YouTube comment section included. My comment suggestions are:
No on SB 79
We want sun not towers, no on SB 79
Stop over development, stop SB 79
Listen to communities, not SB 79
Young People don’t know what they are doing, vote no on SB 79
Growth should be like flowers, pretty, not towers!
For some mysterious logic, some people seem to think if there’s a glut of rental apts. the landlord/developers will lower the rent to what they can afford. They’re living in a computer game head space.
Reality is… if a developer buys a single family home on a 5,000 sq. foot lot, for $1,000,000.00, as most in the older parts of SD are, and secures a construction loan w/interest for the duration of the construction, to demo the house, grade and compact the property, hires employees, buys hundreds of thousands of dollars in materials to build a multi story apt. building, all the while paying on the construction loan, plus interest. THEN the developer has to secure permanent financing, plus interest. When construction is over, the expectation is the developer will have leased at least 50% of the building, at the rental rate the developer told the lender they would be charging, There is no way the rent for those units will be affordable.
VS if the developer purchases vacant land in another location for $100,000.00 and built the very same structure, on the same size lot/parcel. Which one has the best chance of being affordable???
It all starts with the price of the land. So as long as the parcel is purchased with big bucks, it will never have affordable rent, no matter how many other units are constructed in the community, because the financial institution that financed that million dollar property will not take less of a payment because the units are too expense for most of the people. They’ll put it in foreclosure if the owner isn’t paying the contracted dollar amount for the long term permanent financing payments.
There are currently a whole lot of empty units in North Park, and all over the older communities. I assume they’re empty, since so many big buildings have “for lease” signs out. If they’re too high priced for the average person, then the end result is, like they’re not there. When the developers see there’s too many units empty, they will stop building. They don’t want to go bankrupt, or have a bad credit rating, to doom their future.

Also are YIMBYs millennials or Zoomers? Or is it just everyone under 60 is an idiot who’s in the pocket of developers?
There are MANY more millions for “Homeless / Addiction” contracts listed, many wrapped and decorated as “Incredible Family Services” etc. As well as around $48M in “HIV Services” contracts. I’m unable to list them all due to time constraints. But you can find them on sandiegocounty contract lookup…this is very concerning
HIV Funding is a wonderful thing, when it’s used to treat HIV. My concern, and what I should have said, is that we need to confirm that we are INDEED spending $48M on HIV services. And not just flagging it as HIV services to manipulate anyone who may audit these records and do the math. That’s A LOT of money for a problem that does exist, but perhaps not to the level of $48M in services – which can be determined by finding out how many people have HIV in SD, how many of those people are uninsured, or in need of public services. the cost of services, and multiply the cost by the people and anticipated growth of HIV population over this time period. This is a common way for hiding / laundering money. Falsely flagging funds, and using shell companies llc
Clearly we have been cheated and lied to for many years, by people many of us trusted to be good stewards of our community. How can anyone look at the towers beside single-family homes and clap their hands with joy and pride? Sorry, I don’t buy into the ‘evil’ spin on single-family communities. Changing the way people think is the beginning of ‘buying into’ new paradigms. It is our ‘job’ to look closely at the thoughts that drive paradigms, they are not always a better choice. Sometimes, they destroy the very fiber of our individual freedom and the community we love. Take a moment to remember California then, and now. San Diego, then and now. Time is running out, we need to act. Stop the takeover of a way of life that we worked so hard to save.
