Seventeen luxury townhomes are for sale just outside OB in that transition zone between the beach and the Point – along that stretch of upper Voltaire.
The new Cabri at the corner with San Clemente Street has a website that now calls that stretch the “Voltaire Corridor” to find some descriptive term for the tunnel-like effect from all the construction of housing developments that have been built over the last few years along that stretch.

Fantastic to get some new homeownership opportunities in the neighborhood. Per their website, these units are all >1500 sf, each with a deck, most with a small private yard space, and each unit with a 2+ car garage. Seems to be a fantastic project.

Looks like a really nice upgraded retired progressive lifestyle to generate nice property tax revenue to the city. At least I wouldn’t think Michael Mills will be buying to rent those.

” two bedroom + den” That is a three-bedroom home folks, but because it is not designated a bedroom so that, requirements, most notably parking, do not apply. But the “dens” are the same size as the bedrooms, the only reason it is not called a bedroom is because it does not have a closet.
This city’s development services department, along with the mayor, daily cheats all of San Diegans with this kind of tactic.
Hey Frank: Help me understand the angle you are describing. I see that there are 2BR+Bonus rooms and 3 BR places- all of which have 2 car garages. Would that be different if they built closets in the bonus rooms and called them bedrooms? Thanks for explaining!

Parking requirements are pegged to the number of bedrooms.

Geoff: I’m still confused. The 2 bedroom place has 2 parking spots, and the 3 bedroom place has 2 parking spots. Since they both have 2 parking spots- what is angle?
For commercial/residential buildings, it was once said that the two could “share” parking spaces, and therefore parking was less than would otherwise be required. The first floor looks like businesses in the picture.
So what’s the price tag?
That section of Voltaire is already tricky to drive through….great place to cram in more cars with nowhere to park…a bike lane will probably be next.
The project’s web site says $1.3 to $1.5 million depending on the unit.
I’m curious if anybody knows how these mixed use developments work, financially. Obviously, if you purchase the condo you own it, but how does the commercial work? Is the HOA the landlord for the commercial space, or what? I’ve always wondered.
Well, that’s a tad above what I might be able to spend….a large tad.

Tessa, probably, sadly, not much! As a renter, I was priced out of Voltaire Street back in 2017! And it was Cyprus Gardens, couple blocks east of People’s, hardly upscale! Good luck!
The mixed-use development right across the street continues to have empty store fronts. Just up the street, on the opposite side at Voltaire and Las Lomas across from Sea Colony condominiums, has converted the retail spaces into residential use. This type of conversion was approved by City Council a year or so ago. This development also has underground parking.
Having watched the construction over the past year or so, I have the impression that there’s some underground parking, just as there is for the slightly older mixed-use development across Voltaire from this new one.
Not cheating this long time OBecian. Make it harder to have cars! And close Newport and make it a walking mall.
Gonna get a bit more crowded because I think the 4051 property (Karen’s Consignment el al) is slated for demo sometime this year, is it not?
I don’t know the timing but I heard the same sometime last year. Karen’s Consignment has a big sign on the front steps railing stating that Karen’s is not closing so it doesn’t seem imminent. We’ll see.
