3 Proposed ‘Granny Flats’ Up for Review by Ocean Beach Planners – Wed., June 20

There are 3 projects up for review this Wednesday by Ocean Beach planners – and all three are proposed “granny flats” (you can bet ‘Granny’ will never live there) – 4629 Coronado, 4828 Long Branch, and 4741 Brighton.

It’s a meeting of the Project Review Committee, a subcommittee of the full board, which gives recommendations to the board on proposed projects. They meet at 6pm at the OB Rec Center, 4726 Santa Monica Avenue.

On June 20 then, the planners will review the following:

4629 Coronado Ave

This is a Coastal Development Permit application to build a 1,198 square foot 2-story, companion unit, over a 330 square-foot garage, which is on a 0.12 acre site with an existing 1,244 square foot dwelling unit. This is another proposed “granny unit”, which is the all the rage these days, as the State of Calif recently loosened rules governing “companion units”.

This is a somewhat confusing project. The front house has what appears to be a garage with drive-way. There’s already a house over the garage.

From the alley. There is no garage in the rear. There is what looks like an old driveway into the property from the alley.

If there is a back garage, where is it? CDP calls for the construction of a 1,198 square foot, 2-story companion unit over a 330 square foot garage on the property with an existing 1,244 square foot house

A couple of questions.

What will the floor-area-ratio then be with the new addition? And where is the garage? (Is this a mistake?)

4828 Long Branch

4828 Long Branch

A 750 square foot, one-story addition, alterations and conversion of an existing 685 square foot, one-story garage to a single family dwelling unit, is a CDP application for 4828 Long Branch.

This has to be another granny unit; there’s no proposed additional parking, and there’s at least one unit on the property.

4741 Brighton

4741 Brighton

A CDP at 4741 Brighton is for the construction of a 699 square foot companion unit above a new 3-car garage built after the demolition of an existing garage.
