73-Unit Housing Complex With Only 13 Parking Spaces Coming to Barrio Logan

Barrio Logan Mid-Rise Planned

A four-story, 73-unit housing complex at 1864 National Avenue has won approval from the Barrio Logan Community Planning Group despite neighborhood pushback. The project will replace an industrial warehouse and take more than three years to complete.

On September 18, the planning group voted to recommend the project 6-2 with one abstention. According to an inewssource report, community members expressed concerns that parking problems along the busy street will grow worse. Minutes of the meeting by a documenter reported:

One feature that raised many questions was that the complex will only offer 13 parking spots. These spots will be located in an alley on the side of the building on a first-come, first-serve basis.

There were no satisfactory answers given to the questions, to some in the audience.

The builder is Highridge Partners, based in El Segundo, CA. Highridge will need a coastal development permit to proceed. It has announced plans to convert four single-car garages on the parcel into four accessory dwelling units. Eleven of the 73 units will be designated as affordable. The project will include studio, one-bedroom and two-bedroom units. In addition, leasing space, recreational areas, rooftop amenities and landscaping are planned.

Currently, the project is being reviewed by the city’s Development Services Department, which will also decide whether to approve the request for a coastal development permit.

For more on Highridge, in August, the company paid $2.5 million for a nine-unit apartment building at 4033 36th Street in San Diego’s Cherokee Point neighborhood. The seller was an individual/family trust that had held the property for 40-plus years.

And in a 2009 Los Angeles Business Journal profile, Highridge CEO John Long, who founded the company in 1978, boasted of a “notable recent deal” that involved “buying over 600 finished single-family lots at a fraction of infrastructure costs with the land thrown in for free on occasion.” The deal included a proposed project on National Avenue that would bring some 70 new housing units to San Diego’s Barrio Logan neighborhood.     Just seeing the location, now the Rag is opposing new homes in Barrio Logan??
