Some Wednesdays get a little crazy in the late afternoon on Newport Avenue – due, obviously, to the famous OB Farmers Market. To see what else was happening around the village and “off-Newport”, this reporter found the following.

Pat’s Liquor has been a mainstay at the intersection of Voltaire and Abbott for decades. Now, locals may recognize a whole new look as the 1940s exterior has given way to the trendy “industrial” look.

Some OBceans are waiting in deep anticipation for OB Lanes to open on Voltaire.
Don’t hold your breath as workers inside when this reporter dropped by the other day, said maybe “six months”.

Voltaire has gained a dog salon with the recent opening of Satin Scissors.
A “Monster” on Santa Monica Avenue
There has been some concern of late about how high the new construction project on upper Santa Monica Avenue is getting. It appears from the street level it has 4 floors – and isn’t that higher than the 30 foot height limit?
The project at 5040 Santa Monica includes a 2-story commercial unit in front and 4 residential units behind and above it. The Ocean Beach Planning Board approved it by a vote of 7 to 2 just about exactly 3 years ago, on July 1, 2015.
Well, due to their good fortune, the owner of the project bought the last sand dune of Ocean Beach – and therefore, the project is literally on a hill. So, the 30 feet is measured at a different spot on the site. Check out what it looks like from the alley. It definitely is a large project, no getting around that. Here’s more background on it.

Yes, unfortunately, the 30-foot measurement is made from the highest part of a lot. However, the tallest part down slope can be no more than 40 feet. Looks like the Santa Monica project is legally OK .
I walked by the project on upper Santa Monica Avenue and it does appear to be very high and also very close to the neighboring structures. Not sure how it ever got approved. It’s quite an eyesore and towers really towers over the house to the north of it.
Hey, OB! Welcome to the weird and wacky world of height measurements in the City’s coastal height limit overlay zone that the Point Loma community has been living in for the last couple of years. Obviously, when the citizens approved the 30-foot height limit they really wanted 40-foot high buildings. It was so insightful of the City’s Development Services Dept. to understand this and give us the taller buildings we really wanted despite our passing a voter initiative that said 30 feet. Really thoughtful of them.
