Projects on Pescadero and Point Loma Ave. on Deck for Ocean Beach Planners’ Meeting – Wed., April 4

The Ocean Beach Planning Board meets this Wednesday, April 4th, and by the looks of it, has a full agenda for the evening’s monthly meeting.The Board meets every month in the Community Room of the OB Recreation Center, 4726 Santa Monica Avenue – and the meetings usually start sharply at six.

4763 Pescadero

On the list is a project at 4763 Pescadereo – where the owner is applying for a coastal development permit to construct – in the words from the agenda – “a 465 square foot, 2-story residence over a 493 square foot garage”. There is an existing 955 square foot residence on the property which is .16 acres (6,970 sf).

Question: does this mean the back house / garage will be 3 stories? The existing front cottage is definitely small by current coastal standards.

Houlton Bluff Repair – 4820 Point Loma Ave.

The next project on the agenda is the return of the Houlton Bluff repair at 4820 Point Loma Avenue. It’s an application for a permit to remove the old seawall and construct a new one on the .12 acre site.

Extension of Wireless Facilities at Masonic Center

Also before the Board is an application to extend the existing wireless communication facility of T-Mobile at 1711 Sunset Cliffs Blvd, which is the Masonic Center. It consists of 6 panel antennas concealed inside fiberglass panel boxes, painted and textured to the building.The equipment is located inside an enclosure; no changes are proposed as part of the application.

Improving Meeting Efficiency

Newly sworn-in chair, Blake Herrschaft, will also lead a review of efforts by the board to improve efficiency of their meetings – with the goal of getting them back to 2 hours.

And of course, the agenda includes all the usual items, like non-agenda public comments, reports from political reps present and executive committee reports, as well as liaison reports.

Oppose the granny flat over the garage. That will just be one more AirBnB we don’t need. No one is renting a tiny tiny apartment unless they’re summer people from Arizona. It’s just a way to increase the SF before sell and have AirBnB pay for the improvements.

I share the concern over “Vacation Rentals”: how do we know this will be one?
How tiny is it?
I have lived in under 400 sq ft for over 25 years: its all I need; but #1, all i can afford!

The addition will simply enrich the property owner by $210,000 by allowing an increase in SQ footage against a construction cost of <$60,000.

Let's all just build out every square inch until were surrounded by AirBnBs. If they wanted to build a 800 SF 1 BR for long term tenants, that's different.

In fact, this property will need to be rented out for 15 months straight to cover the cost of construction.

I'll be at the meeting tonight to oppose the development.

Not to blow up this thread, but the property at 4763 Pescadero was purchased just three years ago and is CURRENTLY for sale for $950,000. The purchase price was $725,000.

So a house flipper wants to increase the size of their dwelling prior to sell and in return for the permission to realize $300,000, they offer more density, a very likely AirBnB and higher housing costs.

Why would the planning board even consider okaying this when the proposed construction doesn’t offer a single benefit for Ocean Beach?

I believe that the address the board listed for the property was transposed. The address 4736 Pescadero had a noticed posted concerning an addition to the garage.
