OB Project Review to Look at 2 Garage Conversions to Granny Flats – Wed., April 18

The OB Planning Board sub-committee called the Project Review Committee meets Wednesday night, April 18th at the OB Rec Center, 4726 Santa Monica Ave, at 6pm.

The Project Review Committee does just what its title suggests – it reviews development projects prior to the full Board meeting on them, and usually gives a recommendation about the project to the full board. Board vice-chair Andrea Slageter chairs the meeting. The Board and its sub-committee are instituting a new process to hear project presentations. The presentation will be limited to 10 minutes, then 5 minutes for public comment and lastly 10 minutes for board discussion and motion.

On the panel’s agenda are 2 projects – one at 4715 Cape May and the other at 4629 Coronado.

4715 Cape May Ave. – Garage Conversion to Granny Flat

Anybody remember when these 2 twins were built?

This is a Coastal Development Permit (CDP) for the conversion and 2nd story addition to the detached garage at 4715 Cape May. The second story is to have a deck. What’s called a companion unit – or “granny flat” – is planned – for a total of 1,092 square feet of the remodel/ construction.

Originally built a few decades ago, what’s at this address currently was built as a “twin” building with its neighbor – the blue house.

This CDP calls for the construction of a 1,198 square foot, 2-story companion unit over a 330 square foot garage on the property with an existing 1,244 square foot house, on a 0.12 acre site.

A couple of questions. What will the floor-area-ratio then be with the new addition? Plus, where is the garage? Is it located under the front house? Looking at the photos provided by google maps, it’s difficult to make out exactly where the 330 square foot garage is.

Both of those twin houses have been on vrbo for years. The owner has three whole-home vacation rentals in OB. Gee I wonder what the new unit will be used for.
