Here are some notes on the controversial construction project at Ebers and Greene Streets, sent to us by a local observer, who also handed them to the OB Planning Board.
- Original home for sale “2 on 1” – here’s proof that it was all listed for two units.
- Remodel complete, new kitchen and laundry. Records show a 1200 sf home but this actually measures about 1600 sf so someone must have done an unpermitted add on. It still complies with FAR though.
- Demo and drawings of single story home. 3 bedrooms becomes 2 plus an office. The recent connecting hallway to the other house (not shown) goes off the end of the office on the top right, and leads into the “storage” area in the garage of the 3 story unit.
- Floor plans of 3 story unit posted by Nelco Properties. Note the divided garage. This is before it became a “single family” with the connecting hallway. Has a spiral staircase from 2nd up to 3rd floor, which has approx 400 sq of living space and 300 sq deck. My understanding of the Building Code chapter 10 is that spiral staircase can only serve egress for up to 250 sq feet living area. Neighbor says they are now building a 2nd spiral from that hallway up to the 3rd floor. This doesn’t make sense as it still wouldn’t comply. Or maybe they are putting in a full width 36″ stairwell between buildings up the 3rd floor to comply. Neighbor says they are no longer putting kitchen in, I assume to avoid being considered a multifamily unit.
