Application Made for New Construction on 4600 Block of Del Mar

OB Del Mar 4620 streetNew construction and remodeling are being proposed for a lot on the 4600 block of Del Mar Avenue in southern Ocean Beach.

According to the City’s Notice, the applicant, William Mack, has applied for a Coastal Development Permit at 4620 Del Mar, a lot that is .16 acre. Mack wants to construct the following to an existing dwelling unit:

  • an addition
  • interior remodel
  • companion unit
  • and encroachments
  • that will total 5,703 square feet.

This is a brand new permit and the OB Planning Board has not been informed of this project yet, and because of that, there is no hearing date scheduled for it.

OB Del Mar 4620 airMost of Ocean Beach has a floor-area-ratio of 0.70, but at this writing, the FAR for this area and section of Del Mar is not known to this writer. However, by our calculations, there is a concern.

Doing the math, the applicant wants to construct 5,703 dwelling space on a .16 acre lot.  Well, .16 acre is about 6,969 square feet. FAR is determined by the ratio of dwelling space for lot size. In this case, the FAR is 0.82. And if the FAR is 0.70 the applicant has a problem. If it isn’t, then it’s probably not a problem.  (We are waiting to be corrected by a member of the OB Planning Board.)

Notice the “companion unit?” Because the City changed the Land Development Code, everyone is building these slowly changing single family zoning to multi-family zoning with no actual re-zoning taking place. It is a real shame.

I did notice the companion unit. So it’s ok to just add an income property without additional zoning permissions?

The City loosened the restrictions that used to be on these units regarding the amount of land needed to build one,whether it could be rented or not, and whether it could be built at the same time as a new home. The City has been quietly and defacto rezoning the single family zone for years by allowing companion units and guest quarters, originally intended only for family members, to now be income property.

Call it what it is. Vacation Rental! I see OB elementary school going the way of MB Elementry school. The land is just too valuable for such purpose. The now Main Street culture of our community would embrace and welcome the change I’m sure as SDUSD is land rich and with OB Elementary’s declining enrollment wouldn’t this make an ideal site for a hotel or vacation time share condos. Let’s make it happen as the OB precise plan allows for. OB as a community run by OBMA OBCDC OBTC OBPB are the primary conduits to exploiting what was OUR beach town town into their piggy bank at the expense of our community. Ask yourself why people who don’t live in OB, but own businesses in OB get to serve on the boards of theses enterprises that have influence over the quality of our lives in OB. Answer: It the new OB way! $$$$ over people for the enrichment of a few has finally found its way here. OB it’s over, we are no longer the quiet little surfing paradise I have always known.

Funny. I ask myself why someone who rents on a month by month or even year by year basis should have any influence on what I do with the home I spent a considerable amount of my life’s earnings on and will be living here for the rest of my life.

Debate is healthy.

I have spent more of my time in OB as a renter than a homeowner so I can see both sides. I just have more to lose now.

And I am most decidedly against STVR’s. Looking at the proposal for the city about regulating STVRs- if it goes through I believe the zoning on that property will make it ineligible to be an STVR.

Then again, I have been known to be wrong.

I spent 9 years in OB as a renter, would love to be an owner or even a renter again someday, but at this point who knows…

As far as the vacation rental thing, as long as the owner occupies one unit methinks they’d be able to get around the STVR standing for the “companion” unit…
