OB Community Forum on Short Term Vacation Rentals – Monday, Sept. 21

Joint OB Town Council and OB Planning Board Forum at Woman’s Club

In a rare but wonderful occurrence, the OB Town Council and the OB Planning Board have coalesced and organized a Community Forum on short term vacation rentals.

On Monday, September 21st , the OB Planning Board will facilitate the discussion at the meeting which the OB Town Council is hosting.

And it’s all happening at the OB Woman’s Club at 6:00 pm, located at 2160 Bacon St, San Diego, CA 92107.

The discussion will also include a review the Draft Framework for Vacation Rentals put forward by the City of San Diego.  The meeting will serve as a forum for public discussion in an effort to gain understanding of the general opinion. Public participation is highly encouraged for a productive dialogue.

Please take a moment to review the attached agenda and draft code framework for regulating short term vacation rentals prepared by the City of San Diego.

Here’s a quote from the Asheville (NC) Citizen Times on their city council position:
” Council members voting for the high fine spoke in unusually impassioned language about why they were against short-term rentals despite pleas from some residents. They said there was a very real possibility that businesses would buy up chunks of neighborhoods, turning once residential areas into defacto hotel districts.”

Compare this with the San Diego City Council attitude. Please read the article:

I am so torn on this issue…our family of four have used AirBnB many times while traveling and it’s GREAT. It’s so nice to have more than just a hotel room to relax and decompress from our day’s journey plus have a full kitchen so we can have a real meal rather than takeout. We’ve also found that when renting a place from a person rather than a corporation, you tend to support the local businesses. This past Christmas we went to England and thanks to our host, we had some of the BEST food we’ve ever had at a foodie truck in Brixton. Totally random. But we’re the ideal people to rent a house – quiet, clean and we’re only there to eat and sleep at night.

On the other hand, I also don’t want loud and inconsiderate renters next to my family home here in OB. It’s just such a bummer that stupid people once again ruin a great thing. We’re going to end up supporting large corporate hotels and restaurants as a result.

I have no idea what the answer to this issue is, but I love using AirBnB but don’t want loud, stupid people renting next to me.

Great points, OB Fam! The answer is likely a compromise of some sort, which allows vacation rentals, creates a path neighbors to deal with noise complaints, and limits the total number of rentals so that actual people still live in OB.

FWIW, short term vacation rentals are now strictly forbidden outside of commercial zones.

This spring, Santa Monica banned vacation rentals for less than 30 days. (These were actually already illegal before the ban, as they are in San Diego.)

“When a landlord or other property owner takes a unit off the housing market and uses it for vacation rental, there is no permanent resident on the site, we’ve lost that part of the fabric of our community,“ – Mayor of Santa Monica, Kevin McKeown

In response to people currently using residential units as vacation rentals: “there’s lots of ways to make extra money by running an illegal business, and we don’t condone any of them.”

Owners who rent do it for one reason only-MONEY.

I think they should have to pay the neighbor to the front, rear, left and right each 10% of income collected.
