4-Unit Del Monte “Apartment” in Ocean Beach Sold for $857,500 Cash

The Daily Transcipt * is reporting that a 4-unit apartment on Del Monte Avenue in south Ocean Beach has sold for $857,500 – cash.

The apartment complex located at 5010-5014 Del Monte Ave is actually a group of smaller cottages – most joined together, one block from Sunset Cliffs and the ocean.  They consist of a two-bedroom, one-bath unit, and three one-bedroom units.   It is a one-story, three building complex built in 1951 on a 5319 square foot lot.

The buyer: Sheldon A. Ostroff APC Defined Benefit Pension Plan, 1441 State St., San Diego 92101.

The seller:  Paul J. Ireland, successor trustee of the Ireland Trust.

I used to live across from these units on Del Monte back in the early 90s; they were pretty run-down, but somewhere in time they were rehabbed. Actually the cliffs are just down the street on the same block – and it is a great block, not too much through traffic. Used to have a real alley scene too – where a volley ball dirt court lasted for years, lots of kids in the area…..

That’s a lot of occupant density given the size of the lot and that there appears to be no off street parking for residents. Maybe they have parking spots on the alley we can’t see?

I used to live in the front unit in early 2000s. They have parking in the back now but did not then. The property was owned by the Miller’s, who have most all passed away. I believe one of their relatives took possession but lost it due to legal troubles. I moved out and not sure how the property switched hands to the last owner– might have been a bank repo.

Jon, the OB Rag posts articles of interest to some OBceans, and tries to publish info about OB in the regular press that a lot of OB residents would miss. (You don’t think someone paying for a few units in over $800K CASH is news in this recession?)
