OB Planning Board Meeting – Wed., Jan. 7th: Demolish 2 and Build 4 Units at 4950 Saratoga

OB Saratoga 4950-56 front2The Ocean Beach Planning Board holds their monthly meeting this Wednesday, January 7th. Their meeting starts sharply at 6pm in the Meeting Room of the OB Recreation Center, located at 4726 Santa Monica Avenue.

After the usual reports and the Board’s approval of their materials for their upcoming election in early March, there is one action item regarding a development at 4950 and 4956 Saratoga Avenue.  Here is what we stated last month as the project wound its way to the Project Review Committee in December.

The project up for consideration this week is an application for a  Coastal Development Permit at 4950 and 4956 Saratoga Avenue. The application is to demolish 2 existing residences and build 4 dwelling units – on a 2 lot plot of 0.16 acres.

From Zillow  we learn that the the lot has a 2 bedroom, 1 bath front house with a cottage in the back, for a total of 3 bedrooms, 2 baths in the 1380 square foot living space. The 2 units are on a 7,000 square foot lot, and were built in 1955,  sold on June 24, 2014 for $875,000. Zillow has said it was last remodeled in 1955, and besides declaring this “a great development opportunity”, says the fFront house has ample storage and “bonus room”, and that the cottage in the back has alley access.

From Redfin we learn that the front home has been completely upgraded in 2013:  new kitchen, updated bath, new windows, freshly painted interior and exterior, “with a large sunroom that functions as family room and extra bedroom, plus a private yard. The back unit has a new roof, freshly painted, private yard and parking.”

At this point, we are unaware of the vote of the Project Review Committee taken on the project on Dec. 17th (although we’d be surprised if it wasn’t recommended for approval).

Well, here we go again – yet another tear down and build up in a 4900 block here in OB….the property in the 4900 block of Del Mar is being kissed off in the same way.

Here’s hoping the planning board, the Coastal Commission, or some official body will wake up to the “Miami-azation” of our little town, before we become that…
