Ocean Beach JO # 235485 (Process 3) Remove Existing Residence (1250 sqft, Two Unit Apartment) and construct one 3 story single family residence (1748 sqft) with open 2 car covered front carport. Variance to utilize all of the allowable F.A.R. of.70 for non-parking use, where SDMC 1 31.0045(e) requires 25% of total F.A.R to be used for Parking. Variance for parking area/garage to be setback and additional 5’ from front wall of the habitable area (SDMC 131.0464(e). 5170West Point Loma Blvd in the RM 2-4 Zone within the Ocean Beach Community Plan, Coastal Overlay (appealable), Coastal Height Limit, Airport Approach, Airport Influence Area, FAA Part 77, Residential Tandem Parking OZ, First Public Right of Way
