Former Quigley-Designed Innovative 4-Unit Complex on Long Branch Sells for a Cool Million

Street view of 5151 Long Branch Avenue, just sold for slightly over a million. The Rob Quigley-designed building holds 4 units, all uniquely designed.

A four-unit apartment building on the 5100 block of Long Branch Avenue in Ocean Beach has sold for a cool million.  Although originally built in the mid-seventies and since re-stuccoed, this 3-story building is quite unique, as it was designed and constructed by Rob Quigley, San Diego’s famous architect. Quigley is more known for designing San Diego’s new central library currently being built downtown.

The Quigley place on Long Branch was one of the first apartment buildings to be constructed under the “new” OB Precise Plan of 1975 – a plan that encouraged and supported “green” technologies – way before anyone else – and gave props to innovation, creativity, – and, well, simply – uniqueness. Quigley had been working with the folks who had staged OB’s “urban-planning revolution”, and they had all given him the green light to move on his construction project.

The building was designed and built for four units – 3 of them smallish -, all uniquely designed, with different floor plans. Several were multilevel. Three of  the units have decks. The apartments are two-bedroom, two-bath and are 885, 931, and 1,059 square feet. One unit is 1,246 square feet with three bedrooms and two baths.

The four-unit apartment in Ocean Beach near the ocean at 5151 Long Branch, San Diego 92107, has been sold for $1.02 million.

The buyers were Alan Gaffay, Jack G. Melroy and Michael Dudding, c/o Melroy Properties, attn: Paula Pramschuefer, 4241 Jutland Dr., Suite 201, San Diego 92117.

The acquisition was financed with a loan of $768,750 from Wells Fargo Bank (NYSE: WFC).

The seller of the property (assessor’s parcel 448-033-27) was Robert Edmonston Coil, trustee of the Edmonston Fisher Ciol and Arlene Inez Coil 1979 Trusts-Survivors Trust.

Three units are two-bedroom, two-bath and are 885, 931 and 1,059 square feet. One unit is 1,246 square feet with three bedrooms and two baths. Three of the units have decks.

In 2006, renovations over $450,000 included stucco, tile, granite counters and paint. The property also includes a coin operated laundry room and additional storage for each unit.

The apartment totals 4,121 square feet, with nine bedrooms and eight bathrooms, and occupies a 4,000-square-foot lot. The property includes eight off-street tandem parking spaces.
